As a home stager in Santa Fe I work with clients in all sizes of homes. Some of the most challenging spaces to sell are condos. Many condos have similar layouts and can look alike. Planning to sell your condo? Take the steps to set your property apart from the the many others buyers will see. Here are 5 small space tricks I applied in staging this rather plain small condo:
1. Define the purpose of each room (some small homes have multi-functioning rooms - confusing for buyers). 2. Create an open, large ‘first impression’ through furniture arrangement and editing. I removed two lamps and one end table, and created a welcoming entrance into this living room. 3. Draw the eye back to the furthest part of the room. This bold art draws the eye back, giving buyers a feeling of expansive space, and leads them to notice the pass-through bar - a great feature in a small space. 4. Let buyers imagine a lifestyle. Maybe they’re looking for a vacation home in Santa Fe. “I could relax here while in Santa Fe. Honey, pass me a drink.” 5. Top Tip – Add pizzazz and life with COLOR to stir the ‘happy’ emotions of buyers. condos are selling! That's good news. Condo and town home sales are up, according to the 4th quarter 2010 real estate report from the Santa Fe Association of Realtors.
